3 Generation Plumbing, LLC is a commercial and industrial plumbing contractor in Houston, Texas. We build the whole system, from the utility tie in below the street to the vent through the roof.

Our scope is the hydraulic system of a building. Sanitary and storm, domestic water and recirculation, natural gas, medical gas, and process and utility piping for plants. We price from documents, we model our scope, and we resolve the coordination before anyone hangs a pipe. That is the difference between a plumbing contractor and a plumber, and it is the part a general contractor is actually buying.

We take work on hard bid and on negotiated packages, and we hold a separate service division so a warranty call never pulls a foreman off a job.

Capabilities

Preconstruction and coordination are listed first on purpose. They are the two capabilities that decide whether the field work goes well, and they happen months before a truck arrives.

Preconstruction and budgeting

We price from documents at any stage. A conceptual budget from a narrative, a hard number from a permit set, and a cost line you can track from schematic design through to a guaranteed maximum price without it moving underneath you.

Estimating

Quantity takeoff from the model or the drawing. We publish our assumptions, our exclusions and our unit rates, so the number can be defended line by line in a buyout meeting instead of argued about.

BIM coordination and clash detection

We model our own scope, we sit in the coordination meetings, and we clear hard clashes against structure, duct and conduit before the deck is poured. Fabrication drawings come out of the coordinated model, not out of a field measurement.

Underground and site utilities

Sanitary, storm, domestic water and fire service from the main to the building. Trench protection, dewatering, granular bedding, compaction testing and tie ins scheduled around the city, not around us.

Process and specialty piping

Carbon steel, stainless, copper, and thermoplastic. Qualified welders working to written procedures, with pressure test records, material traceability and a turnover package that survives an audit.

Medical gas systems

Oxygen, medical air, vacuum, nitrogen and nitrous oxide. Brazed under nitrogen purge by certified installers, source equipment and alarms set, and verified by an independent third party before the department opens.

Backflow prevention and water safety

Assembly selection and installation, annual testing, and cross connection control records in the form the water authority will accept the first time. Domestic water flushing and disinfection with results in writing.

Service division

A separate crew for warranty, repair and planned maintenance. It is staffed on its own so a service call never pulls a foreman off a project, and so the owner keeps a relationship after close out.

The ground in Houston

Houston is not a neutral place to put pipe in the ground. The soil moves, the water rises, the storms take the power out and the water is hard. A detail that works in Denver fails here, and it fails at the joint, underground, after the slab is poured.

Subsurface section through a slab on grade and the sanitary lateral A cut through the ground below a building. Surface fill sits over high plasticity Beaumont clay, then a sand seam, then stiff clay. The active zone near the surface swells and shrinks with moisture and is marked with movement arrows. A slab on grade with turned down edge beams sits on top. The sanitary lateral runs below the slab, through a sleeve at the slab penetration with a flexible connection, and out to the site utility.   2. 2Beaumont clay. High plasticity, it swells wet and shrinks dry.
  3. 3Sand seam. Holds perched water after heavy rain and turns a trench into a problem.
  4. 4Stiff clay below the active zone. Stable, and where the pipe wants to be.
  5. 5Active zone. Seasonal moisture change lifts and drops the slab. This is what breaks rigid pipe at the joint.
  6. 6Flexible connection below the slab. The pipe moves with the building, the joint stays closed.
  7. 7Sleeve at the slab penetration, sized for movement instead of packed tight.
  8. 8Building drain to the site utility. Slope proven after backfill and tested again before close out, because backfill is when slope gets lost.
Condition 01

Expansive clay and foundation movement

The Beaumont formation shrinks and swells with moisture, and slabs in Houston move every year. Rigid pipe under a moving slab does not bend, it opens at the joint, and then you have a leak under a finished floor. We sleeve at the penetration, use flexible connections where movement is expected, and we test after backfill and again at close out. A pressure test before the slab moves proves nothing.

Condition 02

Flooding and FEMA elevation

Elevation drives the design here, not preference. We check the current FIRM panel, set fixtures, water heaters and equipment above the required flood elevation, and detail backwater valves so the building does not take the street's water back through the lowest fixture. Flood damage in this city is a plumbing failure as often as it is a roof failure.

Condition 03

Hurricane resilience

The question after a storm is not whether the building is standing, it is whether it can operate. Domestic water storage, sump and sewage ejector pumps on the standby power side, and drains that keep working when the grid does not. We coordinate that with the electrical scope early, because a pump on the wrong panel is a pump that stops.

Condition 04

Hard water and asset life

Houston water is hard. Scale takes years off a water heater, chokes a recirculation loop and destroys the efficiency an owner paid for. Where the owner intends to hold the building, we specify treatment, we size the loop honestly and we set up a maintenance interval instead of leaving it to be discovered in year four.

Prequalification and invitation to bid

Send the documents. We confirm receipt the same business day. If the scope fits we give you a number, and if it does not fit we say so early instead of no-bidding on the day it is due.

  1. Send the invitation

    Drawings, specifications, addenda, the bid form and the due date. A link to the plan room is fine. Tell us the delivery method and whether the package is bonded.

  2. We confirm and qualify

    You get an acknowledgement the same business day with a named estimator, a yes or no on intent to bid, and any scope questions in writing while there is still time to issue an addendum.

  3. Prequalification package

    Completed on your form. Financials, surety letter, certificate of insurance, safety record, license documents and project references, sent directly to your prequalification contact rather than posted publicly.

  4. Proposal

    A number with the scope included, the scope excluded, the alternates priced and the assumptions written down. Nothing hidden in a footnote to be argued about at buyout.
