3 Generation Plumbing is a commercial and industrial plumbing contractor in Houston. We install underground and site utilities, high rise risers, process and specialty piping, and medical gas for hospitals, plants, schools, data centres and towers.

A general contractor carries real risk when a plumbing sub fails mid job. It costs a rebid, a schedule and a set of warranties nobody will honour. This company is built to still be answering the phone in year ten.

Occupied hospital renovation, med gas rough and certification, ICRA barriers, above ceiling work on live floors, and phasing that keeps a department open while the wall behind it comes out.

Stacked riser layout, booster pumps and pressure zoning, podium underground, and unit rough in run as a repeating cycle so the floors come off the crane on schedule.

What we do before anyone digs

The difference between a plumber and a commercial plumbing contractor is what happens in the six months before the first trench. Preconstruction and coordination are the two capabilities a project executive is actually buying.

We price from schematic through guaranteed maximum price and keep the number honest as the drawings develop. Conceptual budgets by system, value engineering options priced against the base rather than instead of it, long lead identification, and constructability comments returned in writing before the set is issued for construction. If a number moves, you hear why on the day it moves.

BIM coordination and clash detection

We model our scope, sit in weekly coordination, and sign off a composite before anything is fabricated. Sleeve and hanger layout, slab penetrations, and hangers coordinated against structure and the other trades. Clash resolution is tracked to a closed list, not to a meeting. We hold coordination dates because our fabrication depends on them too.

Estimating

Quantity takeoff from the model or from paper. Bid day scope letters that state plainly what is included, what is excluded and what is alternate, so the card can be levelled without a phone call.

Underground and site utilities

Site sanitary and storm, domestic water and fire line, grease interceptors, lift stations, tie ins to the city main, and coordination with the civil package so the building line matches the site plan.

Process and specialty piping

Carbon steel, stainless, copper and thermoplastic. Lab waste and acid drainage, compressed air, and pressure testing with documented results turned over as part of closeout.

Oxygen, medical air, vacuum, nitrogen and nitrous oxide. Brazed under nitrogen purge, installed to NFPA 99, verified by an independent third party and documented for the certificate of occupancy.

The Houston argument

Gulf Coast construction punishes details that would pass anywhere else. A contractor who has only worked here knows this in their hands. It shows up in the shop drawings long before it shows up in a callback.

Ground that moves

Houston sits on expansive clay. It swells when it rains and shrinks when it does not, and it takes underground pipe with it. We detail for movement rather than hoping against it. Flexible connections at the building line, sleeves and clearance where pipe crosses from soil to slab, bedding and compaction that gets tested rather than assumed, and cleanouts placed where a camera can still reach them in fifteen years.

Water that arrives

Between Harris County Flood Control mapping and the FEMA revisions that followed Harvey, elevation drives design. Backwater valves where the sanitary tie in sits below the rim of the upstream manhole, sump and ejector sizing that assumes the pump runs, and equipment set above the design flood elevation. The flood plan gets built into the piping, not bolted on beside it.

Wind, and the day after

Hurricane season sets the standard for anything exposed or on a roof. Roof drain and overflow capacity checked against a real Gulf rain event rather than the bare minimum, restraint on domestic and emergency systems, and isolation that lets a facility team shut one wing without killing the building. A hospital has to come back before the power does.

Hard water

Houston water runs hard. It scales heat exchangers, tankless units and fixture trim, and it turns a maintenance budget into a replacement budget inside a few years. Treatment and softening get specified up front and sized to the real load, and the service division is set up to keep them running after handover.

The densest concentration of healthcare construction in the country, and the least forgiving. Occupied floors, infection control, medical gas certification, and phasing plans that get reviewed harder than the drawings.

Corporate campuses, high rise offices and the tenant work inside them, all sitting in a floodplain that has already been rewritten once. Elevation and resilience are commercial conversations here, not technical footnotes.
