Read this first. Every dotted field on this page is a placeholder, not a claim. It marks a fact we have not yet received or verified from 3 Generation Plumbing. Licenses, bonding, insurance, safety ratings and every project detail are shown empty on purpose. The complete list of what is missing, and who supplies each item, is set out in section 07.

3 GENERATION PLUMBING LLC ··
Commercial and industrial plumbing contractor Houston, Texas Document 3GP PQ 01

We install the water, waste, medical gas and process piping inside buildings that cannot be taken offline.

3 Generation Plumbing is a commercial and industrial plumbing contractor based in Houston. We work for general contractors, developers and facility owners on hospitals, high rise residential, plants, campuses and data centers across the Texas Gulf Coast. Our scope starts at the site utility tie in and finishes at a certified medical gas outlet.

This page is our prequalification record. It is written for the estimator or the project executive deciding whether we belong on a bid list, and it is ordered the way a prequalification package is ordered. Where we do not yet hold a verified fact, the field is left dotted rather than filled with a claim.

Sectors served

We bid work where the specification is technical and the schedule is coordinated. Each sector below is a different set of rules, inspectors and consequences. The count of completed projects held on file for each one is recorded in section 04.

01.1

Healthcare and medical

Occupied hospital work. Medical gas installed and certified to NFPA 99, infection control risk assessment procedure, negative pressure containment, phased tie ins on live systems at night so the floor opens in the morning.

Projects on fileCount
01.2

High rise and multifamily

Podium through roof. Riser layout and pressure zoning, booster sets and recirculation, unit rough in run as a production sequence so the trade behind us never waits on a floor.

Projects on fileCount
01.3

Industrial and petrochemical

Process piping to ASME B31.3, plant utility water, safety showers and eyewash, oily water and chemical waste drainage, contractor safety qualification cleared before the gate.

Projects on fileCount
01.4

Data centers

Make up and condenser water piping, leak detection routed away from white space, domestic and sanitary distribution built around a room that is never allowed to go dark.

Projects on fileCount
01.5

Education, independent school districts

New campuses and occupied renovations inside a summer window that does not move. Bond program documentation, competitive sealed proposal delivery, district standards and warranty terms.

Projects on fileCount
01.6

Hospitality

Guest tower risers, kitchen and laundry rough in, grease waste, pool and water feature piping, finishes protected because the punch list is what the owner actually sees.

Projects on fileCount
01.7

Commercial interiors

Tenant finish out on live floors. Fast coordination, after hours tie ins, base building interface, landlord and property manager sign off handled without a delay notice.

Capabilities

The descriptions below define the scope of work we take on. Depth of crew, self perform ratio and the software we model in are recorded as outstanding fields and will be confirmed by the company before this page is published.

Ref Capability What is delivered Project phase
02.1 Preconstruction and budgeting Conceptual and schematic budgets, systems options priced side by side, constructability comments returned while the drawings can still be changed cheaply. Pre bid
02.2 Estimating Quantity takeoff from model or drawings, a written scope letter tied to the specification sections and every addendum, so the bid tab compares like for like. Bid
02.3 BIM coordination and clash detection Model to the level of development the contract requires, clash runs against mechanical, electrical, fire protection and structure, sleeve and hanger layout issued before the deck is poured. Preconstruction
02.4 Underground and site utilities Site sanitary, domestic water and storm, grease interceptors and separators, tie ins to the city main, under slab rough in tested and signed before the pour. Construction
02.5 Process and specialty piping Stainless, carbon steel, copper and thermoplastic process lines, compressed air, laboratory waste and acid drainage, weld procedures and documentation to match the specification. Construction
02.6 Medical gas systems Oxygen, medical air, vacuum, nitrogen and nitrous oxide. Brazed under purge, installed by credentialed personnel, verified by an independent third party and turned over with the certification file. Construction
02.7 Backflow prevention Assembly selection and installation, annual testing and reporting to the water authority, cross connection control programs for campuses and plants. Construction and service

Why coordination sits at the top of this list

A residential plumber prices fixtures. A commercial contractor prices risk, and most of that risk is settled before anyone digs. Preconstruction and BIM coordination are where a job stops overrunning, because a clash found in the model costs a phone call and the same clash found in the field costs a change order and two weeks of float. We put them first because that is where a general contractor gets the money back.

Project record

Each sheet is one project, set the way a specification sheet is set. Sector, scope, contract value, schedule, and a reference who will take the call. The empty sheets are the point. We would rather publish the frame and fill it with verified jobs than write a paragraph about a hospital we are not allowed to name.

The ground we build in

Houston is not a general market. The soil moves, the water is hard, the rain arrives all at once, and the districts that buy the most complex mechanical work in the region sit inside the same county. A contractor who learned the trade somewhere else has to be taught this. We work here.

05.1 Ground conditions

Expansive clay and foundation movement

Houston sits on coastal clay that swells and shrinks with moisture, and it takes the slab with it. Under slab drainage installed without slip sleeves, correct bedding and a tested fall will fail years after the certificate of occupancy, and by then it is a slab breakout inside an occupied building. We set under slab work on the assumption that the ground will move, because it will.

Flooding and FEMA zones

Backwater valves, elevated equipment, sealed penetrations and pump redundancy are not upgrades in a city that has flooded repeatedly inside one decade. We read the flood map before we set an elevation, and we say so in the scope letter rather than in a claim afterwards.

Hurricane resilience

Coastal wind and long power outages change how a building's water systems have to behave. Standby pumping, generator fed booster sets, protected roof drainage sized for a storm that stalls overhead, and domestic water that still works on the third day.

Hard water

Houston water carries a high mineral load. It scales fixtures, water heaters, sterilizers and process equipment, and it shortens the life of anything with a valve seat. Treatment and softening belong in the design conversation, not in the warranty conversation.

05.2 Where the work is
District 01

Texas Medical Center

Occupied hospital protocol, medical gas certification, infection control containment, and outages that are planned in writing weeks before anyone touches a valve. Work here is judged on paperwork and disruption as much as on pipe.

District 02

Energy Corridor

Corporate campuses and engineering headquarters along Interstate 10. Large interiors, technical rooms, and tenant schedules where the lease start date is fixed and every other date bends around it.

District 03

Houston Ship Channel

Refining and petrochemical. Process piping, plant utility and safety systems, and a contractor safety qualification cleared before a truck reaches the gate. Sector fit here is decided long before price is.

Prequalification and invitation to bid

Two paths, and they do not share an inbox. One is for estimators and project executives. The other is for a facility manager with water on the floor right now.

06.1 Invitation to bid

Send the documents to estimating.

We confirm receipt, review the plumbing specification sections and every addendum, and return a written scope letter with inclusions, exclusions, clarifications and alternates, so your bid tab compares like for like instead of by gut feel.

What to send
  • Drawings and specifications, with all addenda issued to date
  • Bid date, bid time and the delivery method
  • The specification sections you want us to cover
  • Schedule milestones and any phasing or occupancy constraints
  • Your prequalification form, if you use your own
  • Bond and insurance requirements for the project

If you run your own prequalification process

Send us the form. We complete it, attach reviewed financials under confidentiality, and have the surety and insurance letters issued direct from our agents rather than forwarded from us. If you use a third party system we register in it before the bid rather than during it.
